Livingston Real Estate Market Update – July 2026

The Livingston and Park County real estate market continues to move at a pretty steady pace this summer. We saw 25 single-family homes close in July, with a median sales price of $545,000. Prices have softened some compared with last summer, while homes are also taking a little longer to sell.

For buyers, there are more options out there and a little more breathing room than we’ve seen in recent years. For sellers, homes are still moving, but pricing correctly from the start is becoming increasingly important. Overall, the Livingston, MT real estate market feels more balanced right now, creating opportunities for both buyers and sellers around Livingston and Park County.

Summer is one of the best times to be in Livingston and Paradise Valley. Fishing on the Yellowstone River has been a big part of the season, and there’s no shortage of ways to get outside—from floating the river and hiking in the Absarokas to exploring Yellowstone National Park. Between the fishing, trails, downtown Livingston, and long summer evenings, this time of year is a pretty good reminder of why so many people enjoy calling this part of Montana home.
